Limited or Standard: Which One Fits

There are two versions. The Limited 203(k) covers up to $75,000 in total repairs and is meant for cosmetic work and straightforward fixes, such as flooring, paint, appliances, a roof, or a kitchen refresh. That $75,000 cap is not new; it was raised from $35,000 back in 2024. The Standard 203(k) handles structural work, major systems, and larger projects, and it requires a HUD consultant to oversee the job. Most first-time buyers land in the Limited version, because most of what makes a cheap house feel unlivable is cosmetic.

What Else Changed in June

Two of the other 14 changes touch the buying process. HUD streamlined its appraisal field review requirements, a quality-control step that averaged $425 each and generated roughly $3.3 million a year in industry cost. Be clear about who that helps: those are lender and industry savings, not a check to you, though costs that come out of the system do tend to make lenders more willing to do this kind of loan. HUD also eliminated the requirement to use Form 92900-B, the Important Notice to Homebuyers, which is one less piece of paper at closing.

Is This Worth It at Today's Rates

The 30-year fixed averaged 6.66% in the week ending July 30, 2026, according to Freddie Mac. At that level, buying more house than you need is punishing, which is exactly why the fixer-upper math has gotten more interesting. A home that needs $30,000 of work is usually priced well below one that does not, and the 203(k) is how you close that gap without a second loan or a credit card. Run the numbers both ways with a lender who has actually closed 203(k) loans, because plenty have not.

The program has more moving parts than a standard FHA loan, and experience matters more here than rate shopping does.
